STRATMOR

STRATMOR is the strategic land and planning promotional arm of HIMOR.

Due to significant private funding STRATMOR has the ability to specialise in land / property acquisitions and promotion agreements throughout the UK.

Our main focus is to maximise returns by increasing the land value through the planning system.  We consider all market sectors particularly residential, retail, office, commercial and energy production.

The company takes on all aspects of the development process including implementation of infrastructure and master planning.  We will retail the responsibility for delivering planning and also take on environmental liabilities where required.

Current projects under review include a mixture of brownfield and greenfield sites varying in size from 5 to 200 acres within the UK.  We will look at larger sites if the opportunity is exceptional.

Partners

We are able to work with a number of land owner partners including local authorities, financial institutions, private individuals and corporate entities.

Types of Transactions considered.

Planning Promotional Agreements – The land owner retains ownership whilst STRATMOR promotes the site through the planning system at their own cost.  We then dispose of the site in conjunction with the land owner’s agent and a pre agreed profit share scheme.

Un-conditional Acquisitions – The site is acquired for an upfront figure in order to give land owners an immediate return.  On some occasions un-conditional acquisitions will incorporate overage payments subject to negotiation.

Sale and Leaseback – Sites acquired for a cash on an un-conditional basis with an agreed leaseback for a specific period.

Other forms of JV – Given our straight forward reporting process and internal funding we can negotiate a variety of JV transactions bespoke to individual situations.
