What we do

We source land opportunities to promote through the planning system and then subsequently sell the land with the improved planning consents. We aim to create value – not just in the receipts we secure for landowners, but also in the quality of our schemes.

The team has an enviable track record in delivering planning permissions on complex regeneration projects and sustainable urban extensions. We have worked for a variety of landowners throughout the UK, including family trusts, corporate institutions, farmers and private individuals.

We work within either Planning Promotion Agreements (PPA) or Option Agreements. Often landowners know and trust the Option format but many tend to perfer PPA once the concept is explained.

What is a PPA?

Within a PPA the landowner retains ownership of their land whilst HIMOR promotes the site at its own cost and risk. Promoting a site to produce a credible planning application can be very expensive and time consuming.

When we achieve a satisfactory planning consent HIMOR sells the land to the open market.
We take our fees from a pre-agreed profit share, which means our income derives from a percentage of the sale proceeds. HIMOR are therefore 100% motivated to achieve the best possible price.

Our collaborative approach is focused upon creating effective partnerships between landowners, local authorities and community groups and is based upon three fundamental principles:

  • Good design – a bespoke and thoughtful approach to place making that combines innovation and tradition.
  • Community planning – listening to and working with communities is at the heart of our design process.
  • Sustainability – balancing social, economic and environmental factors to create deliverable solutions.
